The lake changes the waterproofing math
Rogers basements behave differently from Bentonville basements fifteen minutes away, and the reason is Beaver Lake. Relative humidity across the southeast half of the city stays elevated year-round, which means condensation on cool basement concrete is a constant condition rather than a seasonal one. Any unsealed cold joint will sweat enough to grow mold within months.
So our standard Rogers waterproofing package goes past crack injection: interior drainage to a sealed sump, a heavy vapor membrane on the foundation wall, and a dehumidifier sized to actual cubic footage. That is the only combination we have found that keeps a finished basement dry through August here.
