12 Questions to Ask Before You Hire a Foundation Contractor
The questions that separate a real engineering assessment from a sales call — and what the good answers actually sound like.

Why a list like this exists
Foundation repair is a difficult purchase. The work is largely invisible once finished, the failure mode takes years to reveal itself, and most homeowners buy it exactly once, under stress, with no basis for comparison.
These are the twelve questions that reliably tell you what kind of company you are dealing with. Ask all of them. The specific answers matter less than whether the person can answer them at all.
1. Will you shoot elevations across the whole floor plate?
A good answer describes a laser survey on a grid across every room, and offers to hand you the readings. A poor answer is a visual walkthrough and a number.
Without measurement there is no diagnosis, only an impression. This question separates the two more reliably than any other, which is why it is first.
2. What do you think caused this?
Listen for a specific mechanism tied to something observable at your house: a downspout discharging at the corner that settled, the fill side of a graded lot, a plumbing leak, a mature tree drawing moisture, seasonal clay movement.
Be wary of an answer that is only a product. Your house needs piers is a proposal, not a cause.
3. Did you walk the exterior grading, gutters and downspouts?
Most foundation movement in this region is a water problem. A contractor who has not looked at where your roof water goes does not know why your foundation moved.
The best possible answer is one that costs them the sale: fix these two downspouts and regrade this bed, then monitor it for a season.
4. Do you install both push piers and helical piers?
A company that installs only one type will recommend that type regardless of conditions. Both are legitimate; they suit different situations. Push piers use structural weight to drive to refusal and suit heavy structures over reachable competent strata. Helicals develop capacity through installation torque and suit lighter structures, hillside lots, and areas where karst makes refusal depth unpredictable.
If they install only one, ask directly when they would decline a job because their system was not the right one. The answer is revealing.
5. Will I get a per-pier installation log?
For each pier you should receive its location, the depth achieved, and for helicals the final installation torque. That log is the evidence each pier reached capacity rather than a convenient depth.
It is also the document a future buyer's inspector will ask for. A contractor who does not produce one is asking you to take the most important part of the job on faith.
6. How much lift is realistic, and what might crack?
Honest answers include a caution. On a house that settled over decades, finishes, masonry and plumbing have adjusted to the settled position, and forcing full recovery can crack drywall, tile and brick.
Someone promising to put it all back with no downside on a seventy-year-old house is either inexperienced or not being straight with you.
7. Who does the work — employees or subcontractors?
Subcontracting is not automatically bad, but it does break the chain of accountability between the person who diagnosed the problem and the person who executes the repair. If the crew is subcontracted, ask who supervises on site and who holds the warranty.
8. What exactly does the warranty cover, and does it transfer?
Get the actual document, not a summary. Read what is covered: the piers themselves, the workmanship, or both, and for how long. Check whether it transfers to a subsequent owner, whether there is a transfer fee, and whether the transfer must be filed within a window after sale.
Also ask what voids it. Some warranties are void if drainage recommendations in the same report were never carried out.
9. Is the price fixed, and what triggers a change order?
Piers going deeper than estimated is the most common legitimate reason for an increase. Ask up front how that is handled and at what rate, in writing.
The answer you want is a fixed itemised price with the depth contingency stated explicitly. The answer you do not want is a vague assurance that it will probably be fine.
10. Can you show me current insurance and licensing?
General liability and workers compensation, current, with certificates you can actually look at. If a worker is injured on your property and the contractor does not carry workers compensation, that exposure can land on your homeowners policy.
11. Can I see three jobs from the last twelve months in my area?
Recent and local both matter. A reference from four years ago in another county tells you little about the crew that will be at your house next month. Ask specifically for jobs similar to yours — a hillside home if you are on a hillside, a pier-and-beam if that is what you have.
Ask those references one question in particular: did the price on the invoice match the price on the proposal?
12. Who is the engineer, and will they put their name on the report?
For anything structurally significant you want to know who is providing the engineering judgment and what their qualifications are. A named engineer with real credentials taking responsibility for the assessment is a meaningfully different proposition from an unattributed report.
You are entitled to ask. A company that finds the question awkward has answered it.
Two things to do with the answers
Get at least two written estimates on anything significant, and compare the diagnoses before you compare the prices. If two contractors measured the same house and disagree about where it moved, one of them did not measure carefully, and the cheaper number is irrelevant.
Then be sceptical of urgency. Real structural problems are years in the making and do not require a decision this afternoon. Pressure to sign today is the single most reliable warning sign in this trade.
